After-hours Emergencies

Defined Emergencies are as follows

  • Heat is only an emergency when the temperature is expected to drop below 55 degrees.

  • A/C is only an emergency when the temperature is expected to exceed 85 degrees. (A/C calls cannot be addressed after 7PM because supply stores are closed. Please call if the tenant has a documented medical condition like senior citizen, asthma, or emphysema.)

  • Break-ins: Contact Police First, then call on-call service to secure property

  • Fallen tree on house or driveway

  • Fire — Be sure to call 911

  • Lockouts — There will be a $50 cash only fee payable at time of entry and may take one to two hours

  • Burst or heavily leaking pipes

  • Clogged toilets for properties with one bath

  • Leaking or burst hot water heaters

  • Roof leaks where ceilings are threatening to collapse

  • Sparking electrical outlets

  • Main line backup for plumbing issues (toilets/sinks/tubs)

  • Standing water in crawlspace

  • Stove completely non working to include all burners out and oven out

  • Smoke detectors that continue to beep even with no fire — Be sure to check batteries first

  • Carbon monoxide detectors sounding — tenant should open windows immediately

Non-Emergency items

  • No Hot Water

  • Dripping Faucets or Pipes — Place something under to catch water

  • Stopped up toilet when there is another toilet accessible

  • No Electricity due to power outage — Call Progress Energy or Duke Power

  • Tripped breakers or fuses

  • Any appliance trouble (unless Total Stove Outage)

  • Refrigerators not Cooling. Use cooler chest or a neighbor's refrigerator and a repair person will be dispatched the next business day, with owner's approval

  • Roof leak — place something under to catch water and protect the floor
